ASSET MANAGEMENT & ADVISORY SERVICES

Effective Asset Management maximizes investment returns of a real estate asset by providing thoughtful investment and strategic analysis regarding critical decisions throughout the real estate investment cycle. Decisions regarding Financing, Capital Improvements, Leasing, Hold-Sell Analysis, Acquisitions and Dispositions are evaluated using discounted cashflow modeling and strategic planning.

PROJECT MANAGEMENT

IPA Commercial provides project management services for new property development and capital improvement projects, including tenant improvements, building renovations & remodeling and system modernization and upgrades. We've managed tenant improvement projects totaling more than 350,000 square feet of office and retail space, and have served as development project manager overseeing the design & construction of over $68 million of new construction and capital improvements projects. Prior development projects include a 150-room Hilton Garden Inn & conference center and mixed-use grocery-anchored shopping centers.

CAPITAL MARKETS

Commercial property finance can have a tremendous effect on a property's cashflow and investment returns. Mortgage rates are still near historic lows, however, inflation is on the rise and lending rates are projected to increase as well. Some commercial property sectors have also seen a dramatic increase in property values which also drives up owner equity thereby creating attractive opportunities to consider refinancing. We recommend that a periodic review of a property's leverage and equity position be reviewed periodically to better understand potential challenges and opportunities. IPA Commercial Advisors provides property financing analyses that compares clients' current mortgage with current refinancing options. We source conventional and private mortgages as well private equity investment for property development and property acquisitions.

Dan Casey, CCIM is a senior real estate advisor with over twenty-five years of commercial real estate brokerage, development and management experience. His extensive market knowledge and broad-based expertise enables him to identify sound investment opportunities and develop value-enhancing strategies that maximize investment returns and minimize risk.

Dan has brokered commercial property acquisitions, dispositions and provided underwriting & due diligence advisory services on property and portfolio transactions in excess of $500 million. He’s represented commercial property owners and tenants in office, industrial and retail lease transactions totaling 510,000 square feet. His extensive background includes negotiating and managing complex property acquisitions, distressed loan and lease workouts, as well as property repositioning plans.

His management experience includes overseeing property and asset management of institutional property portfolios totaling 3.7 million square feet of Class A high-rise office, retail and industrial properties. Dan has managed tenant improvement projects totaling more than 350,000 square feet of Class A office and retail space. As a development project manager, he managed the design & construction of over $68 million of new construction and capital improvements projects; including a 150-room Hilton Garden Inn & conference center and several mixed-use grocery-anchored shopping centers.

Dan earned the prestigious CCIM (Certified Commercial Investment Member) designation in 2010 and has been a member of the Florida CCIM Chapter since 2009. As a member of the Chapter’s East Coast District Executive Committee since 2015, he’s been an active leader in the South Florida commercial real estate brokerage community. In 2017, Dan served on the Florida Chapter’s Executive Committee and as East Coast District President in 2017 and 2018.

Dan grew up on the South Shore of Boston, Massachusetts, graduated from Trinity University in San Antonio, Texas and lived in Southern California for 20 years before moving to Boca Raton, Florida in 2009.

WHAT IS A CCIM?

A CCIM (Certified Commercial Investment Member) is a recognized expert in the commercial and investment real estate industry. The CCIM designation is earned after successfully completing a designation process that ensures CCIMs are proficient not only in theory, but also in practice. This elite corps of CCIMs includes brokers, leasing professionals, investment counselors, asset managers, appraisers, corporate real estate executives, property managers, developers, institutional investors, commercial lenders, attorneys, bankers, and other allied professionals. A CCIM is part of a global commercial real estate network with members across North America and more than 30 countries. This professional network has enabled CCIM members to close thousands of transactions annually, representing more than $200 billion in value. As a result, the experts who possess the CCIM designation are invaluable resources for commercial real estate owners, attorneys, accountants, investors, and users.

Only then is a designation candidate awarded the coveted CCIM pin, joining the ranks of highly skilled commercial and investment real estate experts.
